Welcome to our Rental and Leasing section. Below are some basic explanations and a brief FAQ about renting property and leasing.
Whether you're relocating, just testing out the area, had a divorce or forclosure, or simply "not sure" you may be considering renting. Goldizen, Riley & Co. handles everything from short and long term residential leasing to long term commercial leases (resturants, warehouses, private businesses, etc.) through Tenant Represenatation. New to renting or leasing? Here's a short FAQ to help out: Q: What does your firm charge to help me find a rental? A: Are you kidding me? It's FREE! I'll say it again, FREE, FREE, FREE! Why don't we charge the client you ask? Our brokerage fee is paid by the Lessor (Landlord). We don't want a penny from you, promise! Q: I noticed a rental sign on a property that I'm interested in, who do I call? A: Goldizen, Riley & Co. OF COURSE! You could call the Lessor (Landlord) directly, but then who looks out for you? The purpose of having our firm represent you is to negotiate your lease in your best interest. We handle the amount (would you like it for less?) the term, utilities, what you can and cannot do with the property and much much more. Q: How much money should I have before I decide to lease? A: A good "Rule of Thumb" is the first months rent and the security deposit (ususally the same amount as the first months rent) and if you have a pet, anywhere from $250.00 to $500.00 for a pet deposit. For a property asking $1000.00 per month you should have $2500.00 (with a pet) ready to go! Q: I'm watching the newspaper daily and this is FRUSTRATING. Isn't there a better way? A: Certainly...Goldizen, Riley & Co. can provide you with EVERY rental listed in the MLS system for the locality that you're searching. We find that the Lessor (Landlord) who places thier property with a Broker is readily prepared to lease and open to negotiations.
Q: I want to relocate my business to a larger or smaller office. Do you take care of that? A: We certaily handle that as well.
